Dubai Property Prices: What Buyers Need to Know

There is no single meaningful answer to the question, “How much does property cost in Dubai?”

A studio in Dubai South can cost less than AED1 million. A one-bedroom apartment in Downtown Dubai can cost several million dirhams. A beachfront residence on Palm Jumeirah can move into the tens of millions, while exceptional villas and penthouses can reach considerably higher.

That enormous range is why understanding Dubai property prices requires more than looking at an average.

Location matters.

But so do the building, developer, floor, view, completion status, property size, service charges, age, condition and the amount of comparable supply entering the market.

Dubai’s broader residential market was averaging about AED1,639 per square foot in June 2026, according to Cavendish Maxwell, around 1.9% higher than a year earlier. Importantly, annual price growth had slowed considerably compared with the pace seen at the end of 2025, showing that Dubai’s market is moving into a more selective phase.

The market remains extremely active. Dubai Land Department recorded AED252 billion of real estate transactions in Q1 2026, including 60,303 transactions and AED173 billion of real estate investments.

But high transaction volumes do not mean buyers should pay whatever a seller or developer asks.

For buyers in 2026, one of the biggest advantages is actually the growing amount of information available. DLD’s Real Estate Data platform allows the public to research transactions, rents, projects, valuations, buildings and units, giving buyers considerably more evidence with which to test an asking price.

This guide explains what current Dubai prices look like, why communities differ so dramatically, how price per square foot should be used, how asking prices differ from transaction values and what buyers should check before making an offer.

Dubai Property Prices at a Glance

Dubai’s residential market averaged around AED1,639 per square foot in June 2026, but that number should only be treated as a broad citywide benchmark. Different Dubai communities currently sit far above or below it.

These figures are based on current portal/listing data, not official DLD valuations. They are useful for comparing markets, but an individual property’s fair value must be established using comparable transactions.

The table also shows why a citywide Dubai average can be misleading.

Palm Jumeirah is currently more than twice the citywide residential price-per-square-foot benchmark.

JVC sits below it.

Dubai South remains another relatively accessible market.

Meanwhile, Downtown, Dubai Hills Estate and Dubai Creek Harbour occupy progressively more premium segments.

Are Dubai Property Prices Still Rising?

Broadly, prices remain above year-earlier levels, but the pace of growth has slowed considerably.

Cavendish Maxwell reported average residential sale prices of approximately AED1,683 per square foot in Q1 2026, up 9.6% year on year at that stage.

By June, its H1 report put the average at approximately AED1,639 per square foot, only 1.9% above the previous year.

That change is important for buyers.

It suggests the question is shifting from:

“How quickly are Dubai prices rising?”

to:

“Which properties are still worth their asking price?”

Dubai is increasingly becoming a market of individual communities and buildings rather than one market moving uniformly upward.

Why Dubai Property Prices Vary So Much

A property’s Dubai postcode is only the first layer of its value.

Two apartments in the same community can differ by hundreds of thousands—or even millions—of dirhams.

Location

Location remains the most obvious pricing factor.

Prime central and waterfront locations generally command more because buyers are paying for combinations of:

  • scarcity
  • employment access
  • public transport
  • beach or waterfront access
  • tourism
  • established amenities
  • international recognition

Current listing data places Palm Jumeirah around AED4,163 per square foot and Downtown Dubai around AED3,183 per square foot, compared with approximately AED1,461 for JVC apartments.

The exact building

Community averages hide enormous building-level variation.

Dubai Marina is a good example. Property Finder currently places the broad Marina average at about AED2.85 million, but average asking values within individual projects range from roughly AED1.4 million in Sulafa Tower to almost AED3.9 million in Jumeirah Living Marina Gate.

The reason is straightforward: different buildings have different ages, locations, facilities, management standards and levels of luxury.

View

A view can create a substantial premium.

Typical Dubai view premiums can be associated with:

  • Burj Khalifa
  • Dubai Fountain
  • marina
  • open sea
  • golf course
  • park
  • Dubai Creek
  • canal

But buyers should establish whether the view is protected.

A beautiful empty plot in front of the balcony today may eventually contain another tower.

Floor

Higher floors can command higher prices when elevation materially improves the view or privacy.

A 35th-floor Marina apartment may therefore trade differently from an identical layout on the 5th floor.

But “high floor” is not automatically valuable.

If the view is poor, the layout inefficient or the building badly managed, elevation alone should not justify a major premium.

Size

Larger homes obviously cost more in absolute terms, but larger does not necessarily mean more expensive per square foot.

Smaller studios and one-bedroom units can sometimes command high prices per square foot because they have lower absolute entry prices and greater investor demand.

Layout

Usable space is more valuable than wasted space.

Two 1,000-square-foot apartments can feel completely different if one has:

  • long corridors
  • unusable corners
  • oversized balconies

while another has a highly efficient layout.

Price per square foot should therefore never replace a floor-plan review.

Developer

Developer reputation can influence pricing, particularly in the off-plan market.

Buyers may pay premiums for developers with established delivery records, master communities and strong building management.

But brand recognition should not replace valuation.

A well-known developer can still launch a property at a price that offers weak investment value.

Branded residences

Hospitality or luxury-brand affiliation can increase asking prices significantly.

Buyers should establish exactly what they receive for the premium:

  • hotel services
  • concierge
  • housekeeping options
  • private amenities
  • branding
  • management

Then compare those benefits against recurring service costs.

Understanding Price per Square Foot

Price per square foot is one of the most useful Dubai property comparison tools.

The formula is:

Property Price ÷ Property Area = Price per Square Foot

For example:

Property price:

AED2,000,000

Area:

1,000 sq. ft.

Price:

AED2,000 per sq. ft.

Now suppose a neighbouring apartment costs AED2.15 million but is 1,250 square feet.

Its price is:

AED1,720 per sq. ft.

The second property costs more overall but is significantly cheaper per square foot.

That does not automatically make it better.

But it gives the buyer an important question to investigate.

What Price per Square Foot Can Tell You

Price per square foot can help compare:

  • two apartments in the same tower
  • neighbouring towers
  • ready vs off-plan units
  • different layouts
  • current property vs recent transactions

It is particularly useful when bedroom counts can be misleading.

A 900-square-foot two-bedroom apartment and a 1,400-square-foot two-bedroom apartment are not directly comparable purely because both have two bedrooms.

What Price per Square Foot Cannot Tell You

PSF cannot fully capture:

  • view
  • floor
  • renovation
  • furniture
  • private pool
  • terrace
  • brand
  • beach access
  • garden
  • parking
  • building condition
  • management quality

That is why it is a starting point, not a valuation.

A direct Burj Khalifa-view apartment may legitimately trade at a substantial premium to another unit of identical size.

The buyer’s job is to determine whether that premium is reasonable.

Current Downtown Dubai Property Prices

Downtown remains one of Dubai’s premium apartment markets.

Property Finder’s current listing data places the average property price at approximately AED4.88 million and the average asking rate around AED3,183 per square foot.

Indicative current ranges include:

  • studios around AED1.1 million–AED2.3 million
  • one-bedroom apartments around AED1.4 million–AED3.7 million
  • two-bedroom apartments around AED3.5 million–AED4.85 million
  • three-bedroom apartments from roughly AED3.9 million into the luxury market.

That wide spread reflects differences between older towers, branded residences, Burj Khalifa views and newer premium developments.

A buyer should therefore never assume that “AED3,183 per square foot” is the correct price for every Downtown apartment.

Current Business Bay Property Prices

Business Bay is also premium, but the market spans a broader product range.

Property Finder currently shows roughly 6,600 properties for sale, with area-level asking prices around AED3 million and approximately AED2,500 per square foot.

Current individual listings range from comparatively affordable studios to multimillion-dirham branded residences and penthouses.

For buyers, Business Bay illustrates why project selection matters.

A ready unit in an older tower can trade at a completely different rate from:

  • Peninsula
  • branded hotel residences
  • new canal-front projects
  • ultra-luxury developments

The words “Business Bay” alone do not provide enough valuation information.

Current Dubai Marina Property Prices

Dubai Marina’s current average asking price is approximately AED2.85 million, with average pricing around AED2,281 per square foot.

Current asking ranges include roughly:

  • studios: AED800,000–AED1.3 million
  • one-bedrooms: AED1.3 million–AED2.7 million
  • two-bedrooms: AED1.4 million–AED4.5 million
  • three-bedrooms: AED3.2 million–AED10.7 million.

Dubai Marina is a mature market, which can be valuable to buyers because there are many existing towers and transactions for comparison.

But mature also means building age matters.

A lower asking price may partly reflect:

  • older interiors
  • maintenance history
  • building reputation
  • renovation needs

Current Palm Jumeirah Property Prices

Palm Jumeirah operates at a completely different level.

Property Finder currently places the overall average asking value at about AED12.71 million and the average asking rate around AED4,163 per square foot.

Its market ranges from relatively small apartments to enormous beachfront villas and branded residences.

Current development-level averages include approximately:

  • Seven Palm: AED1.8 million
  • The Palm Tower: AED3.49 million
  • Marina Residences 4: AED5.96 million
  • Atlantis The Royal Residences: AED31.79 million.

This is why one Palm Jumeirah “average” should never be used to value a particular villa or apartment.

A beachfront Frond villa, Trunk apartment and Crescent branded residence are completely different property classes.

Current Dubai Hills Estate Apartment Prices

Dubai Hills Estate has moved firmly into Dubai’s premium residential category.

Current Property Finder apartment data shows an average asking value around AED2.77 million and approximately AED2,408 per square foot.

The current portal breakdown places:

  • studios around AED975,000
  • one-bedrooms around AED1.7 million
  • two-bedrooms around AED2.8 million
  • three-bedrooms around AED4.5 million

as broad market indicators.

The biggest buyer mistake here is comparing apartments and villas as though they belong to one pricing category.

Golf-front villas and mansions require completely different valuation methods from a one-bedroom park apartment.

Current Dubai Creek Harbour Property Prices

Dubai Creek Harbour’s apartment market currently averages around AED2.88 million, with Property Finder placing average asking rates at approximately AED2,551 per square foot.

Project averages range substantially.

Current examples include approximately:

  • Palace Residence North: AED2.55 million
  • Montiva: AED2.66 million
  • Creek Haven: around AED2.7 million–AED2.8 million
  • The Grand: around AED3.19 million
  • Creek Bay Tower A: around AED3.36 million.

Buyers should also distinguish between:

  • Creek Island
  • Creek Beach
  • new off-plan developments

because those products can carry different premiums.

Current JVC Apartment Prices

Jumeirah Village Circle remains a substantially more affordable entry point.

Property Finder currently puts JVC apartment asking values around AED1.07 million on average and approximately AED1,461 per square foot.

That is materially below the premium communities covered above.

The lower entry price helps explain JVC’s popularity among:

  • first-time investors
  • rental-yield buyers
  • buyers working within smaller budgets

But JVC also has a substantial development pipeline.

A cheap purchase is not automatically good value if large quantities of similar stock are completing nearby.

Current Dubai South Apartment Prices

Dubai South remains another accessible market.

Property Finder’s current apartment data puts the average asking value at approximately AED1.02 million and average asking price around AED1,578 per square foot.

The community contains a large quantity of both ready and off-plan inventory, including lower-priced studios and one-bedroom properties.

Its value proposition is very different from Downtown or Palm Jumeirah.

Buyers here are generally paying for:

  • lower entry cost
  • future southern-Dubai growth
  • airport/logistics exposure
  • Expo City proximity

rather than established prime-city prestige.

Asking Price vs Transaction Price

One of the most important things Dubai buyers need to understand is the difference between:

what a seller wants

and

what buyers have actually paid.

Listing portals show asking prices.

Dubai Land Department records registered transactions.

These numbers can differ substantially.

A seller can list a property for AED2 million.

That does not mean comparable apartments are selling for AED2 million.

DLD’s Real Estate Data platform allows buyers to filter transaction data using variables including area, property type, registration type and freehold status, with transaction results containing the amount and property size.

This makes actual transactions one of the best starting points for negotiation.

Why Sellers Ask Above Market Value

Sellers may price above recent transactions because:

  • they expect negotiation
  • the apartment is upgraded
  • the unit has a superior view
  • they are testing the market
  • they need a particular net amount
  • they bought at a high price
  • they believe the market will rise

None of those reasons obliges a buyer to pay the price.

The buyer should focus on comparable value.

How to Find Comparable Sales

A useful comparable should ideally match as many characteristics as possible:

  1. same building
  2. similar floor
  3. similar unit type
  4. similar area
  5. similar view
  6. similar condition
  7. similar transaction date

A sale from three years ago in another tower is generally much weaker evidence than a sale from last month in the same building.

DLD’s transaction database includes project, property size, transaction amount, room information and registration type, which can help narrow comparisons.

Ready Property vs Off-Plan Pricing

Ready and off-plan properties should not automatically cost the same.

Ready property gives you certainty

You can inspect:

  • the exact apartment
  • view
  • natural light
  • building
  • facilities
  • parking
  • finishing
  • surrounding construction

You can also research actual rent and service charges.

Off-plan property often includes a future premium

New projects can be priced higher because buyers receive:

  • new construction
  • new amenities
  • payment plans
  • early unit selection
  • modern specifications

But none of those automatically justify the premium.

How to Compare an Off-Plan Price With Ready Property

Imagine a ready one-bedroom apartment costs:

AED1.6 million

A new off-plan project next door asks:

AED2.1 million

That is a:

AED500,000 premium

or:

31.25% more.

The buyer should ask:

Will the new apartment rent for 31% more?

Is it substantially better?

Does it have a superior view?

Will there be major additional supply at handover?

Is the payment plan worth the additional cost?

If the answer to most of those questions is no, the new-build premium may be difficult to justify.

Off-Plan Sales Still Dominate Dubai

Off-plan represented about 74.8% of residential transactions during H1 2026, according to Cavendish Maxwell. Approximately 59,300 off-plan transactions were recorded during the period.

For buyers, this creates both opportunity and risk.

The opportunity is enormous choice.

The risk is that many thousands of those units will eventually compete with each other for tenants and resale buyers.

Price should therefore be compared with the future market, not just today’s launch.

New Supply Is Giving Buyers More Choice

Dubai delivered approximately 24,800 residential units during H1 2026, 37.6% more than the same period a year earlier. Roughly 18,900 were apartments and 5,900 were villas or townhouses.

Cavendish Maxwell’s pipeline indicated roughly 47,000 additional units scheduled for H2 2026, although scheduled delivery should not be confused with guaranteed completion.

For buyers, more supply can mean:

  • more negotiating room
  • more developer competition
  • more payment-plan options
  • more ready-property choice

It can also limit price growth in areas where many similar apartments are completing.

Why “From AED…” Prices Need Caution

Developer advertisements often highlight a starting price.

For example:

“Apartments from AED1.2 million.”

That does not mean the unit you actually want costs AED1.2 million.

The starting unit may have:

  • the lowest floor
  • smallest area
  • least attractive view
  • limited availability

A higher-floor property with a better view can cost significantly more.

Always ask for the exact:

  • unit number
  • floor
  • internal area
  • balcony area
  • total price
  • price per square foot

before comparing projects.

Does a Payment Plan Make Property Cheaper?

No.

A payment plan changes when money is paid.

It does not necessarily reduce how much you pay.

For example:

Property A:

AED1.5 million, ready

Property B:

AED1.9 million, off-plan with attractive payment terms

The off-plan property may feel more affordable because payments are spread over several years.

But it still costs AED400,000 more.

Buyers should compare the total property value rather than allowing payment structure to hide a pricing premium.

How Views Affect Dubai Property Prices

Dubai is a view-sensitive market.

Properties can attract premiums for:

  • Burj Khalifa views
  • Dubai Fountain views
  • sea views
  • marina views
  • Palm views
  • golf views
  • park views
  • Creek views

Current Downtown data explicitly shows higher pricing around prestigious towers and landmark-facing inventory, while Palm Jumeirah’s overall market reflects substantial waterfront scarcity premiums.

However, buyers need to separate two questions:

Is the view valuable?

and

Is the seller’s view premium reasonable?

A beautiful view can still be overpriced.

Renovated vs Original Property Prices

Dubai has a growing stock of older apartments and villas.

Renovation can materially affect value.

For a ready property, buyers should separate:

underlying property value

from:

renovation value.

Suppose an original apartment is worth AED2 million.

A renovated seller wants AED2.6 million.

If the renovation would cost only AED200,000, the buyer is effectively paying an additional AED400,000 premium beyond the assumed renovation cost.

That may still be justified by quality, convenience and design.

But it should be understood.

Furnished vs Unfurnished Prices

Furniture can increase the asking price, especially in:

  • short-term-rental locations
  • serviced apartments
  • luxury residences

But furniture depreciates.

Do not pay a permanent property-value premium for furniture that may need replacement after several years.

For ordinary investment apartments, establish:

then assess whether the furnishing package justifies the difference.

Does a High Floor Always Cost More?

Often, but not always.

High floors may provide:

  • privacy
  • reduced street noise

However, buyers should also consider:

The best investment floor is not automatically the highest.

A mid-floor apartment with a strong layout and protected view may offer better value.

Why Plot Size Matters

Suppose two villas both have 4,000 square feet of built-up area.

Villa A sits on a:

5,000 sq. ft. plot

Villa B sits on:

8,000 sq. ft.

They should not automatically have the same value per built-up square foot because Villa B includes considerably more land.

This becomes especially important in scarce villa communities.

Should Buyers Trust Online Property Valuations?

Automated estimates can provide context but should not be treated as absolute truth.

For significant purchases, Dubai Land Department offers a formal Property Valuation service covering residential units, residential villas, land and other property categories.

DLD also publishes a list of RERA-accredited real estate valuation companies.

For an expensive or unusual property, professional valuation can be valuable because comparable evidence may be limited.

What Is the DLD Residential Price Index?

Dubai Land Department maintains a Residential Property Price Index as part of its open-data framework.

An index is useful for understanding overall market direction.

It should not be used alone to determine what one particular apartment is worth.

Individual value still depends on:

  • building
  • condition
  • floor
  • layout
  • view
  • exact comparable transactions

A city index cannot see that your particular apartment has a full Burj Khalifa view or requires AED150,000 of renovation.

How Much Extra Should Buyers Budget Beyond the Property Price?

The purchase price is not the entire acquisition cost.

Dubai Land Department’s current completed-property sale-registration schedule lists:

DLD formally assigns 2% of the sale value to the seller and 2% to the purchaser. Buyers should check the actual sale agreement because the commercial allocation of costs can differ between transactions.

Other buyer expenses can include:

  • brokerage commission
  • mortgage costs
  • bank valuation
  • inspection
  • insurance
  • furnishing
  • renovation

So a property advertised at AED2 million should never be treated as requiring exactly AED2 million of capital.

Example: The Real Cost of a AED2 Million Property

Assume a completed apartment sells for:

AED2,000,000

Using the formal DLD buyer-side 2% allocation:

Buyer registration charge = AED40,000

Then add current DLD charges of:

  • AED250 title deed
  • AED250 apartment map
  • AED10 Knowledge fee
  • AED10 Innovation fee
  • AED4,000 + VAT trustee fee

The official buyer-side DLD/trustee amount alone therefore moves above AED44,000 before brokerage, mortgage costs or furnishing.

If the contract also makes the buyer commercially responsible for additional registration costs, the required budget rises further.

This is why buyers should discuss total acquisition cost, not only property price.

Service Charges Affect What a Property Is Really Worth

Two apartments may have the same price but very different long-term ownership costs.

Dubai Land Department’s Service Charge Index allows buyers to check RERA-approved service charges for jointly owned properties, and the current system includes the 2026 budget year.

This matters because high annual service charges can reduce:

  • net rental yield
  • investment attractiveness
  • future resale demand

Before buying an apartment, check the exact building.

Do not use a generic “Dubai service charge estimate.”

Rent Should Influence an Investor’s Purchase Price

An investor should not analyse purchase price independently of rent.

Suppose two apartments both cost AED1.5 million.

Property A rents for:

AED120,000

Gross yield:

8%

Property B rents for:

AED80,000

Gross yield:

5.33%

Unless Property B has significantly stronger growth or lifestyle fundamentals, the first property provides substantially more income for the same acquisition price.

How Buyers Should Decide What to Offer

A sensible offer should be based on evidence, not emotion.

Start with recent sales

Find the latest comparable transactions.

Adjust for the exact unit

Consider:

  • view
  • floor
  • renovation
  • furniture
  • layout
  • vacancy
  • tenancy

Compare competing listings

If five similar units are available, the seller has more competition.

Check how long the property has been marketed

A property sitting unsold for months can indicate that the asking price is too ambitious.

Understand seller motivation

A vacant property, investor exit or urgent sale can create different negotiation dynamics from an owner who is happy to wait.

Example of a Price Negotiation

Assume a seller asks:

AED2.2 million

Recent comparable sales are:

AED1.95 million

AED2.0 million

AED2.05 million

The property is renovated.

Suppose you estimate the renovation premium at AED100,000.

An evidence-based valuation might therefore fall around:

AED2.05 million–AED2.15 million

rather than automatically accepting AED2.2 million.

The point is not that every seller must accept the comparable average.

It is that the buyer should know why they are paying above it.

Should Buyers Wait for Dubai Prices to Fall?

There is no universal answer.

Dubai’s broad residential price growth has slowed, while substantial new supply is entering the market. Cavendish Maxwell recorded approximately 24,800 new homes delivered during H1 2026 and a June average price of AED1,639 per square foot, up only 1.9% year on year.

That environment can increase buyer negotiating power.

But waiting for a citywide decline can also be misleading because individual communities behave differently.

Palm Jumeirah may not follow Dubai South.

A scarce Dubai Hills villa may not follow an investor-heavy apartment tower.

The better approach is to decide whether the specific property is fairly priced now.

When Paying a Premium Can Make Sense

Not every premium is bad.

Paying above the building average may be rational for an exceptional property with:

  • protected landmark view
  • unusually large terrace
  • rare layout
  • private pool
  • exceptional plot
  • full beach frontage
  • top-quality renovation

The key question is whether future buyers are likely to value the same features.

If the premium depends entirely on something temporary or subjective, it becomes harder to recover at resale.

When a Low Price Is a Warning

Buyers are naturally attracted to “below-market” properties.

Sometimes they are genuine deals.

Sometimes the discount reflects a problem.

Investigate:

  • building condition
  • unpaid charges
  • difficult tenancy
  • poor view
  • unusual layout
  • maintenance issues
  • mortgage complications
  • seller urgency

A low asking price should trigger due diligence, not immediate assumption of a bargain.

How Supply Can Affect Dubai Property Prices

Supply is one of the biggest pricing issues for buyers in the current cycle.

Around 24,800 homes were delivered in H1 2026, and around 47,000 additional homes were scheduled for H2 according to Cavendish Maxwell’s pipeline.

An investor should therefore ask:

How many similar properties are coming near mine?

If 3,000 competing one-bedroom apartments are due to complete nearby, future sellers and landlords will face more competition.

If the property belongs to a highly constrained luxury submarket, supply may be much less of a concern.

Why Ready Property Can Offer Better Value in 2026

A more mature delivery market can create opportunities in resale property.

Ready property allows buyers to:

  • negotiate directly with owners
  • compare actual transactions
  • calculate current rent
  • inspect the exact property
  • verify service charges

A new off-plan development may still be better.
